Frequently Asked Questions (FAQs)

1. Who can live in student housing?

Our housing is designed for college, trade school and university students. Open to both undergrads, post graduates or recently graduates in preparation for advanced studies. 

2. What are the room options?

Students have different room options depending on the property they choose:

  • Private Master Room: Includes a private bedroom and a private bathroom for one student.

  • Private Room: A private bedroom with a shared bathroom.

  • Master Double Room: Two students share one large master bedroom with a comfortable queen-size bed.​

All room types come fully furnished and include full utilities and access to the same amenities.

3. What are the room pricing?

Room Pricing:​​

  • Master Double (2beds/persons in master suite): $2500/semester or 500/month
    Note: must have own suite mate to share the master room

  • Private Room w/shared Bath (1person per room):  $3475/semester or $695/month

​​

  • Private Master (1person per room): $4125/semester or 825/month

 

Included:
All furnished, Smart TV in common area,  Internet, and Cable. Water & Electricity with monthly Cap. 

Excessive usage/overage of utilities must be paid monthly.

4. What’s included in the rent?

Rent includes:​​

  • Fully furnished rooms 

  • Appliances (fridge, washer, dryer, TV in living room)

  • Wi-Fi

  • Smart TV in common areas

  • Utilities with a cap (electricity, water, trash)
     

5. What do I need to move in?

You only need to bring your personal items, such as:

  • Clothes

  • Towels

  • Bedsheets

  • mattress protector 

  • Bed linens 

  • Window/Shower curtains

  • Bathroom essentials

  • Picture frames or decorations

  • Anything else that makes the space feel like home

The apartment is fully furnished with all necessary furniture and appliances. However, personal items like bedding and towels are not provided.

6. Is student housing co-ed?

Yes, our housing options can be co-ed, but we also offer single-gender units when available. You can request your preference during the application process.

7. Am I responsible if my roommate doesn't pay own rent on time?

No.

Each student is responsible for their own lease and their own room. You are not financially responsible if a roommate fails to pay their rent on time.

8. Am I responsible if we go over utilities cap.

Yes.

The utility cap applies to the entire apartment. It's important to help ensure responsible usage of water and electricity in a shared living space.

If the total utility usage goes over the monthly cap, the extra amount will be evenly split among all roommates.

For example:
If the electricity cap is $200 for the month, but the bill totals $260, the $60 overage will be divided equally among all roommates.

9. Do I need a guarantor or co-signer?

Yes and No.


If student is over 18+ years old and has a job (part job/full time) earning at least 2 times rent then no guarantor needed. 

But if student has no job, then student leases require a guarantor | co-applicant with a job (usually a parent or guardian).
 

10. Can I choose my roommates?

Yes! You can request specific roommates or fill out a roommate matching questionnaire to be paired with compatible students.

11. How long is the lease term?

Leases typically run with the academic calendar August–May, or August to July. 12-month and short-term leases may be available upon request for a slightly  higher monthly rent.

12. What’s the application process like?

It’s simple:

  1. Fill out an online application

  2. Provide ID, proof of enrollment, and guarantor info (if needed)

  3. Pay the application fee and/or security deposit

  4. Sign your lease
     

13. Can I cancel my lease if I change schools or plans?

Lease cancellation policies vary. In general, leases are binding, but you may be able to sublet or find a lease takeover. Always read the cancellation terms carefully before signing.

14. Are pets allowed?

No pets allowed

15. Is parking available?

Yes free parking available. 1 car per tenant

16. How secure is student housing?

Your safety is a priority. Most locations offer:

  • Secure entry systems with unique secured codes

  • Surveillance cameras in entries
     

17. When should I apply for housing?

It’s best to apply early—most spots fill up by late spring or early summer for the fall semester. Rooms fill up on a first-come, first-served basis.

18. Can I pay with my scholarship award/Financial aid?

Yes.

We accept Financial aid to pay rent with proof of award.  And rent due date can be adjusted to Match disbursement date as long as the semester is paid in advance.

19. Is there a deposit/fee needed ?

Yes.

A deposit of $500 & First month rent  are needed to move in

Or
$750 security deposit for scholarship recipients who need deferment/extension..then first month rent is extended until scholarships/financial aids are funded 30-40days after semester starts.

20. What required amount to pay to move in?

A $500 deposit + 1st month rent is required to Move in.


Exception for first month rent can be made for Scholarship/Financial aid recipients with a deposit of $750 +  proof of scholarship/Financial aid + signed Deferment form. Verification will be done prior extension approval.
